One of Kenilworth's most prominent commercial properties is up for sale. Berkeley House, in The Square, at the very top of Warwick Road, is home to The Tree House Bookshop as well as other companies including Enhanced Mobility and SALT + BEAR Pilates.

The estate, which includes Berkeley House and an immaculately-furnished two-storey office block to the rear of the site, has hit the market for £1.5 million. Given that long-term tenancy agreements are in place, the future of the bookshop and other businesses included in the listing are not thought to be at risk, CoventryLive understands.

The Tree House, a second-hand bookshop and live music venue, operates as a not-for-profit venture run by a team of volunteers from 10am to 5pm Monday to Saturday. 'Our purpose is to bring people together through books and the arts, which we believe are hugely significant to any healthy society,' the town council's Visit Kenilworth website says.

Coventry-based estate agents Shortland Horne describe the listing as 'a fantastic investment opportunity set in the heart of Kenilworth town centre'. They say the property's individual offices provide a rent roll of circa £100k. "There is a substantial amount of space and there is scope to extend further (stpp)," the listing says.
